Bookkeeping Services for Homeowners' Associations
Accounting Focus provides accounting services for homeowners' associations at a reasonable cost.
These services are available to HOAs that are self-managed and
to HOAs working with a Community Management Company that offers a-la-carte services.
Accounting Focus can significantly reduce the monthly bookkeeping fees charged by traditional CMCs.
We provide services in the following areas:
ACCOUNTING
Invoice annual HOA dues and late fees.
Invoice legal fees as instructed by the HOA Board and/or its law firm.
- Prepare and mail past due notices.
- Record vendor bills.
Provide monthly financial statements to the HOA Board, including:
> Statement of Cash Receipts and Disbursements
> Bank reconciliation and copy of bank statement
> Profit and Loss Statement with variance to budget
> Balance Sheet
> Detail of Past Due Invoices
> Detail of Unpaid Bills, if any
Prepare annual budget in conjunction with HOA Board.
Issue 1099s to vendors.
Prepare Federal and State income tax and property tax returns.
Renew annual State registration.
BANKING
Deposit HOA funds.
Pay vendor bills upon authorization from the HOA Board.
Manage bank account(s) to minimize charges, ensure liquidity, and allow for interest earnings.
RECORD KEEPING
Maintain listing of all current homeowners, including mailing address of absentee owners.
Maintain list of vendors.
Retain set of files and records provided by the HOA Board, if applicable.
Each HOA will have its own P.O. Box, website, and bank account.
The bank is selected by the HOA Board. The HOA Board also determines who will have signature authority
in conjunction with Accounting Focus.
Please note that Accounting Focus does NOT provide any of the following services.
Legal services of any kind.
Property inspections to identify violators of covenants.
Annual HOA meetings, mailing proxies, etc.
